UPDATE MARCH 2023: According to our partners 5G LLC, the cell phone carriers are 12 to 18 months behind the larger markets across the county for rolling out the 5G service. There have been a few rooftop projects in Colorado, but far below the projected starts in 2022. However, based on 5G LLC the carriers have increased their budgets in Colorado by 80% for 2023 as they expect more activity this year. We are hopefully that we will see project activity at our some of our parish properties this year.
The Archdiocese of Denver has been on the lookout for ways to use our current resources to support our mission. Recently, we have been approached by 5G LLC to jointly market rooftop macro-cell sites to cellular providers. The company was formed by real estate, insurance, and cell tower experts to provide site locations for the growing 5G network needs throughout the U.S. 5G LLC and the major carriers have identified the Denver Metro area as a top area for this service.
Currently, there is a race to fill the demand for 5G networks, and many of our parishes are in prime locations to fulfill this need. The major carriers will move quickly to lease well-located sites over the next 18 to 24 months, so now is the time!
Keep in mind that this is not a guarantee. Not all parish locations will be viable, but it is still worth pursuing this potential investment.

Recently we have been contacted by 5G LLC to work to have 5G antennas installed on rooftops across our parishes. This gives qualifying parishes the potential for a boost in income of 6-16K per month! That’s at least $72,000 annually. The antenna heights are minimal so as not to interfere with the aesthetics of our beautiful churches, no health risks involved, and the time commitment is days, not weeks or months.

For several decades, wireless carriers have leased almost exclusively from public tower operators. However, 5G requires lower antenna heights and greater density. The net revenue from 5G LLC will be subject to cathedraticum as would be other types of income with the exception of capital campaigns and other more singular or unique sources of income. As you know, cathedraticum is the proper way to make sure that the global church in Colorado is able to provide its unique services such as business support, Catholic Charities, advocacy and lobbying, seminaries and many other value ministerial necessities. Additionally, the Real Estate Department will be paid $5000 by each parish or ministry after the signing of a license agreement AND the first month’s net lease income has been received. This one-time fee is intended to cover the upfront legal, staff investment, and future monitoring and reporting expenses of the project which will have decades long, positive revenue impacts.
In the current phase of 5G rollout, carriers are most interested in buildings over 40’ in height. Beginning in 2023, additional densification will create opportunities for rooftops as low as 20’ in height. 5G LLC is interested in working with any landlord that controls buildings of appropriate heights.
High-speed internet speeds from 5G technologies will be considered an essential amenity for current and future parishioners/staff of the parish. Installation of a 5G tower to your rooftop has the added benefit of providing a community resource to surrounding neighborhoods and communities within a mile from location.
- Equipment requires 400 sf (20’ x 20’), even to house multiple carriers.
- 5G LLC will work to ensure that the cell equipment will not damage/detract from the aesthetics of the building. Cell equipment is typically mounted on sleds or attached to the roof sides to avoid any punctures or damage to the roof membrane.
- Carriers provide a design for owners to review and install the equipment accordingly, with the goal of leaving the site in equal or better condition across all aspects. Fiber and power are typically delivered via existing power conduits that service other rooftop equipment such as HVAC. Cellular equipment can be screened behind parapet walls and with custom screening approved by the landlord and paid for by the carrier.
- 5G LLC has designed a Property Owners’ Bill of Rights based on the input of some of the largest owners of CRE as well as wireless carriers; its goal is to respect and protect interests of property owners.
